The Facility Maintenance Manager coordinates and directs the design, planning, construction, maintenance, and alteration of equipment, machinery, buildings, and other facilities by performing the following duties personally or through subordinate supervisors.
Responsibilities
- Inspects plant and evaluates use of space and facilities.
- Analyzes firm's HVAC systems, computer network wiring, lighting, and other factors.
- Plans, budgets, and schedules facilities modifications including cost estimates, bid sheets, layouts, and contracts for construction and acquisitions.
- Performs audits to support facility planning.
- Develops long range plans, conceptual designs, and capital outlay requirements and documentation for facility.
- Formulates and coordinates program specifications, requirements for proposals and contracts, and associated documents.
- Acts as liaison to public utility and energy agencies.
- Inspects construction and installation progress to ensure conformance to established specifications.
- Reviews real estate contracts for compliance with government specifications and suitability for occupancy.
- Oversees the coordination of building space allocation, layout, and communication services.
- Oversees and directs maintenance personnel and workers engaged in equipment installation, facilities equipment repair, and preventive maintenance.
- Oversees proper handling and disposal of hazardous materials.
- Supervisory Duties:
- Manages 2(+) direct reports and subordinate supervisor who supervise 6(+) employees in the Facilities/Maintenance department across shifts.
- Responsible for the overall direction, coordination and evaluation of Facilities/Maintenance team.
- Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
- Responsibilities include interviewing, hiring and training employees; planning, assigning and directing work, appraising performance; rewarding and disciplining employees; addressing
- complaints and resolving problems.
Competencies
- Education and Experience: Bachelor's degree (B.A. or B.S.) from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Project Management: Develops project plans; Coordinates projects; Communicates changes and progress; Completes projects on time and budget; Manages project team activities.
- Quality: Demonstrates accuracy and thoroughness; Looks for ways to improve and promote quality; Applies feedback to improve performance; Monitors own work to ensure quality.
- Computer Skills: Knowledge of Database software; Human Resource systems; Internet software; Inventory software; and Manufacturing software.
- Occasional overnight/extended travel as required.
- Ability to obtain and maintain a valid driver’s license and passport.
